Tax savings worth more than £12,000 are on offer in Dinas Powys thanks to forward-thinking Edenstone Homes.

The independent homebuilder is offering to cover the cost of the Land Transaction Tax on selected properties at The Woodlands, Dinas Powys.

Adele McCoy, sales director for Edenstone Homes, explained: “Tax rules in Wales changed in April last year when Land Transaction Tax replaced Stamp Duty but in our experience buyers aren’t always aware of this or the change in rate. To help avoid any confusion and to make moving easier to afford, we’re offering to pay the tax on selected homes at The Woodlands for a limited time only.”

Legally it is the purchaser who is required to pay the Land Transaction Tax on the property they are buying. However Edenstone is offering to pay an agreed sum to the solicitor acting on behalf of those buying selected homes at The Woodlands to cover the cost of the tax. This is payable on completion of the sale of the property.

Among the homes available with LTT paid by Edenstone is the four-bedroom Tenbury, priced from £429,995. Ordinarily the buyer would have to pay £12,200 in tax on this property.
