Landlords have many responsibilities when it comes to electrical safety in their rental properties. As a landlord, you have a legal duty to ensure that your rental property, as well as the electrical equipment provided, is safe before a tenancy begins and throughout its duration
If any electrical installation work is carried out in domestic premises (except for some minor electrical work) a building control body should be informed before the work starts or you must have the work carried out by an electrician who is registered with one of the Government-authorised Part P competent person scheme operators
Over time, and with the wear and tear of regular use, many electrical installations will start to deteriorate. Regular periodic inspections should be carried out by a registered electrician, as well as regular visual safety checks. After these inspections you should receive an Electrical Installation Condition Report which details the inspection, testing, outcomes and recommendations. This will also declare whether the installation is safe for continued use.
Landlords should ensure that they receive and keep all paperwork for completed electrical installation work and inspections/testing. These reports or certificates should include schedules of inspections and the results of testing. An Electrical Installation Certificate or a Minor Electrical Installation Works Certificate can be provided as a declaration that the new installation or alteration is safe to use.
As a Landlord you must ensure that your tenants are not put at risk, and this can be done by ensuring that the electrical installation remains in a safe condition
Landlords should also take care of electrical appliances and installations in order to prevent the risk of domestic fires. In the event of a fire, landlords are required to provide a planned escape route that has sufficient lighting so that tenants can find their way out of the property safely.
