The best thing about this hotel is the location. Rooms are quite modern and sufficient for a short stay. The service good and the receptionist very friendly. The choice of breakfast not great though, unless you want full english and not much apart from that. Also, the hotel needs a proper refurbishment, it has the dirtiest carpets on the staircase I have ever seen and this includes hotels in Africa. Doors in the corridors and the toilet have disgusting dirty patches where people touch it. No sanitizers in the toilets. I would recommend it for 1-2 nights stay, not longer.

The Burlington does get some bad reviews, and I get that it’s not the best, newest, shiniest or even cleanest. But it’s superbly located, good value for money, and has friendly and efficient staff. Our sea view room had 4 big windows, and all could see the sea, the room was bright and clean, the linens all clean, and everything worked just fine. The chap who checked us in was knowledgeable and gave us the full spiel that we needed to know. Breakfast being self service meant we could go at our own pace and everything was well cooked and tasty. Yes the outside could do with a clean and paint, the floors and doors creak, the windows do need a clean, and with so many carpets I’m not surprised they don’t all get vacuumed to perfection! If you choose to book a non-sea facing room, you get what you pay for, if you want cheap and cheerful, then this is what that kind of hotel offers, and reminds me of hotels I worked in when I was younger. Definitely of an era, but comforting in a timeless sort of way.

I am glad that we booked a sea-view superior double room for our stay in Eastbourne with family. The hotel was an old however our room was amazingly space and the view from the second floor was splendid. Our family loved it and we could definitely come in and recommend to our friends.

Let's be honest, this is an old hotel in need of renovation, but... where it matters, it is just great. They are tackling the renovations, bit by bit. The place is clean and well cared for even if is pretty scuffed around the edges in the common parts and exterior.
The rooms are crisp, clean and recently decorated. The beds were very comfortable, the bed and towel linens clean and well maintained. The shower was hot with good water pressure. Our room and bathroom were enormous! Really very good value for the price and much bigger than other nearby hotels.
The view was wonderful, the room temperature very reasonable, given it was 30C outside and we were given a very effective extra fan.
The door spring was a little weak so we felt bad everytime our door closed loudly! The corridors are a little creaky, as is to be expected. And, sadly, the beautiful high ceilings in the corridor are obscured with ghastly ceiling tile suspended ceiling now - hopefully, in their renovations they will change this back to the beautiful corniced plasterwork ceilings it had when it was built.
The doors are solid with good secure lock.
As is to be expected for a holiday town there are youngsters on the promenade near the pier until around 11.30 when the promenade lights get turned off. If that will disturb you, choose another hotel since the kids are gonna be there having a lovely time whether you like it or not! Or ask for a room at the back, away from the sea view. Or wear some ear plugs, close the window and draw the curtains.
The staff were absolutely amazing. I don't think I have ever met such professional, friendly and helpful staff in such a big hotel before. Outstanding. It is astonishing how far a good bit of helpful welcome and communication goes to making you feel happy with your stay.
This was once a magnificent grand hotel. Over time, I am sure they will bring it back to former glories. Very good value for an inexpensive hotel. Well done team!
Oh, and the WiFi worked just fine!

The shower scorching hot I turned it right down still scorching hot told staff said they would sort it out but no one looked at it , room was ok clean could do with a touch up dents in the bathroom. Door and the lock on bathroom hanging off few bit of wood around the room and bathroom need some attention

We booked not realising the Football would turn out on 'our' weekend away but was pleasantly surprised that all games we're shown in the Seaview bar - staff were all spot on service too.
Reception greeted and accommodated us with any request we had e.g. extra towels, coffee, late check out also :)
First time having breakfast here and we cannot complain at all - buffet style fry up with sausage, scrambled egg , beans, tomatoes, hash browns, bacon, bread or toast, continental style buffet also and plenty of drink choices too. All very flavoursome !
Our room was wonderful, 3 tall Bay windows with a sea view, fully stocked tea and coffee with biscuits and bottled water. Clean throughout and nice simple bathroom too.
This hotel is a grade II listed building and it has some wonderful old features and character throughout, with that you should expect some creaky floor boards and some dated furnishings such as the carpet but really not the worst we've seen and for the price we were very happy with our room and spaces we used.
There was entertainment on both Friday and Saturday over the weekend in the ballroom with a bar which we enjoyed in the evenings. The sea view bar has food available from 12-8 which is really good and affordable too.
Only thing I personally found a nuisance was that the ladies loos are downstairs in the damp basement and my knees struggled using the stairs with my health condition - the staff explained the old toilets were damaged in the fire next door and that this will hopefully be sorted soon ?
But not the end of the world, I managed.

Enjoyed 5 nights at this hotel. One small downside about the single rooms, the beds are way too small with unstable bases, causing some difficulty in sleeping. The upside were the staff. Always cheerful and willing to help. Dinner, Bed and Breakfast at £86.60 each day is a very good deal in Eastbourne. I look forward to my visit next year.

The hotel rooms are not the same as the pictures shown when you book and the parking is limited and not large enough for the entire hotel you may have to pay for parking on the main roads if you can find a space.
Location wise, it's right on the sea front, so I can't complain about that, and the night staff were awesome and couldn't have been more helpful and friendly.

Great place to stay. OK it's not the Savoy but it was comfortable and with breakfast and a 3 course dinner every night on the sea front self drive. I t was Excellent value for £250 for4 days stay.A bargain holiday! Plenty of eaterys , lare shopping centre and not too loud or busy area. A great break.Try it folks!

The hotel is in a great location, right next to the beach and pier! Service was good. The room, however, was not clean. We thought that we had booked a room with one double bed, but it had two single beds. This wasn't a huge deal for us, and we decided to just push the beds together. When we moved the bed, we noticed that the floor underneath the bed was quite gross. There were stains all over the carpet where the bed was and it had not been vacuumed (photo added). We asked the staff to vacuum it the next day, and thankfully they did.
The sheets and towels were clean. Although we did not stay in an ocean view room, we were right on the corner and got some view of the ocean. Our room was weirdly placed, so we were right next to stairs and we needed to go through two doors to get to our room (other than the three doors from the elevator in the main hallway).
If you are fine with a room not being very clean, it is a cheap place to stay and the location is great. The sheets and towels were clean. As mentioned in other reviews, the whole place is run down. Did not talk to the employees much, nor ate at the hotel, but the service we did experience was good and the employees were helpful.

Our first room was at the back, dark, grungy and the window backed onto the fire escape which blocked out most of the natural light... I actually felt depressed going back to this room. I don't believe it should be let out or if it is, it be made crystal clear what you're getting and should be considerably less than they were asking for it. Nothing like the photos of the rooms for when I booked. So I asked to change and was told it would be £15 to get a sea view room which was bright and airy in comparison but they didn't actually charge me for it which was decent of them. The sea view room was actually pretty good but still felt like the whole place is getting run down.
Overall the hotel is rundown and needs some TLC to bring it back up to feel worth the money.
The staff are very helpful but you can't help feel they are restricted by some of the management decisions. For example, they had a live singer in who's pretty good but the bigger, better stocked bar with more drinks options was closed. I was in the other bar and several customers asked for drinks that were only available in the bigger bar to be told they couldn't have them as it was shut. Not great commerce in my book.
The location is great, perfect even and thankfully they have parking but it is £6 a day extra...

This hotel is overlooks the lovely beach.The singer in the evening was so good most of our group of 30 who don't normally dance ended up on the dance floor.
Nicki at the reception was so welcoming and helpful.
The kitchen staff and waiters went out of their way to cater for our group which had vegetarian, vegan and gluten free diets.
The rooms were clean and tidy.
The hotel is dated and deserves and upgrade and more lifts.
But overall thank you all for a wonderful stay.

So, my room has clearly had a fresh like of paint, but the windows need something doing too bring them up to date, TV in the room is basic but working, water for the shower is a low flow, staff friendly and sea views are great
