We stayed for seven nights earlier this month. The hotel is undergoing extensive refurbishment which has given it a nice clean fresh look. Our room was spacious and cool due to having a dual aspect window, great given the heat at that time, however several guests asked for , and were given fans for their rooms. We had paid for a sea view and it was worth the extra making our time spent in our room that more enjoyable. The beds were comfortable and the housekeeping was very good, much better than we have experienced in some other non Shearings hotels. The food was plentiful and varied and the service in the restaurant was excellent. There was entertainment every evening and varied from diverting to very good. Overall we were very pleased with our stay and the staff whether, working reception, housekeeping or entertainment were all first class, going out of their way to be accommodating and pleasant. Yes perhaps some of the hotel is still in need of refurbishment but considering the cost of our holiday it was excellent value for money. The only downside is the two very small old lifts, for those of us who are claustrophobic, take the stairs if you can!

I'm not used to using sites such as this, as a result I decided to browse other reviews of this hotel to give me inspiration.
Well it fired me up that's for sure!
Come on people, this is not a 5 star hotel. However the service is first class all the way.
The staff were so freindly and welcoming, they made it feel like a home from home. Mark the entertainer went out of his way to get to know us guests and have a laugh.
Evon and Beccy at reception were so helpful. I personally didn't use the bar except for lunch but the chaps there were real stars, and mustn't forget Laura who waited drinks at our table most evenings (Thanks to her I descovered pineapple and lemonaid).
And the waitress in the restaurant was kind.

I stayed in one of the newly refurbished rooms. Oh it was lovely! Comfortable bed, beautiful views and very clean.
Those who mark this hotel down are obviously living on a different planet, or reviewing the wrong hotel.

It wasn't perfect, the small coffee bar was far too hot to sit in, poor bar staff looked over heated and about ready to drop.
The restaurant wasn't much better, poor waiting staff.
The room was a little stuffy but with the window open gave some relief. Not enough fans to go round!

Would I return? Definitely.
Value for money. Beautiful food. Beautiful rooms. Beautiful views. Beautiful staff.

We stayed at The Burlington about 4 years ago and were perfectly happy then. However there have been many improvements made since those days. We were lucky to be given a Standard refurbished room which was excellent. One wish only - that the Company would at last ditch those old tv's and provide Freeview on a flat screen. Surely a job lot for the whole chain would not break the bank? Otherwise first class - even TWO armchairs! Thank you. The menu choices and food quality was of an excellent standard. We enjoyed all of the 18 courses that we ate over the 3 evenings. Compliments to the chefs and kitchen staff, and to the waiters. Super quick service. Breakfast too was most acceptable, from a very wide choice. Anyone who has complained about the food must be very hard to please. We found the Reception Staff most helpful. I knew that I would be one of the very few guests who would have liked a WiFi hotspot in one of the Lounges. Some 75 year olds use a mobile for emails these days you know! and we wouldn't be writing this either. It was not a worry, but would be if I was staying more than the 3 nights. I've used The Cloud in two Coast & Countries recently and it might be another added selling point for the Bays. A very minor grumble . . . . otherwise 99.9% satisfaction. We shall be back, probably at Christmas. We travelled by train, by the way, to avoid the parking. A 99 bus, 40 yards from the Station, drops you right at the Pier, yards from the Hotel.

My husband and I returned to the Burlington for our 10 or 12 time, had always been one of our favourite shearings hotel.
Having read the reviews we were a little worried. Reached our room 227 which was at the back of the hotel. We were actually surprised at how nice the room was, we normally have a sea view. The curtains wouldn't close when we went to bed, they had come off of the rail and were stuck. We reported this to reception and it was fixed the next day. The bathroom was large and a nice bath, surprised that it had a nice new bath and toilet in white, but the basin was old and cream. All in all the room was good.

We were definately disappointed in the food, and at one meal had to return the potatoes (roast) they were burnt and tiny. The waitress did change them but by the time we got more the meal was cold. The vegetables served all three evenings were poor and badly cooked. This was made more difficult as I don't think our waitress spoke english, if she did it was just "you want". Previous visits meal times were made more enjoyable by friendly helpfull waiters/waitress. Never a smile. Every evening we asked for water as did the ladies on the next table, not once did we get it, eventually my husband went and got the jug and seved us and the ladies water. The first visit I must add that we didn't tip the staff.
It was avery hot weekend but even the normaly lovely reception staff were less than helpfull.
We were self drive and told the car park was full, so had to park on the road. Made more frustrating by the fact our room looked out onto the car park which had spaces all weekend. We asked at reception and were told you can only book car park at time of booking, I had booked online and it didnt tell me to book car park. Seemed silly to have spaces and not take our money for this hotel car park.
The entertainment was good, Mark Snow as usual made it fun and entertaining.
Mr Manager I am not a complainer, this is the first negative report I have ever written, please see my March review of the Majestic. Will be majestic in future for us.

As we booked our Shearings holiday at quite short notice, it was only after it was booked that I looked at reviews of this hotel - a very mixed bunch indeed!! So it was with some trepidation that we arrived for our weeks stay there. We needn't have worried, although the hotel does have an air of faded former glory about it, this was purely cosmetic. I could live with a bit of chipped paintwork, the important thing was the room and bathroom were clean, ample soft white towels were supplied, the bed was comfortable. The food was plentiful and there was always a choice of about four starters, main courses and puddings, so we always found something to our liking. What really made it a great holiday was the friendliness and efficiency of the staff (our waitress was Betti, she was wonderful), and we had great drivers in Tony and Kevin, who were both obviously very keen on the history of the areas we visited on our excursions, and helped add to our enjoyment of the holiday. The hotel is in a very convenient location, whether you want the beach, pier or shops, or simply a stroll along the promenade to admire the wonderful flower displays. All in all great value for money.

Came back yesterday after a week at the Burlington - had a great time - staff were very friendly & helpful - food was excellent both at breakfast & dinner. Lifts could have been bigger for people in wheelchairs & also the rooms were a bit tired, just needed a coat of paint. Windows could also have been cleaned. Bathroom could have been wider as Paul is double amputee. Went to the hotel with Shearings Coach Tours. Had 2 excellent coach drivers in Kevin & Tony & also very good excursions to go on. We spent 3 out of the 6 days away by Paul (partner) & myself going to Bexhill as Paul was on dialysis.
Entertainment we didn't like.

Also the outside of the hotel looked a little tired - but on the whole I probably would come back again.

We have just arrived home after a weekend at the Burlington,throughly enjoyed our stay,staff were very friendly and helpful,rooms were a bit tired could do with being decorated in lighter colours as ours seemed a bit on the dull side,on the whole we had a great time may even be back again next year.

We went on a 5 day coach trip with National and stoped here for 4 nights, found it was a great location right opposite the pier and within easy reach for everything, Good food and a great room with entertainment on each night including dancing and quizzes with a superb commedian on the last night, Will be going back again in the near future!

We went to the Burlington for a long weekend with friends and thought the location of the Burlington was ideal for our needs. We found the hotel itself very clean but in need of updating. While our room was of a good size there was a crack in the sink and the constant hum of the air con unit outside the window was annoying when trying to sleep. The breakfasts were lovely but the evening meal was not so good with a poor choice of vegetables and not really enough for a group of healthy eaters. On a lighter note the staff were all excellent, and could not do enough for us, Maria our waitress was lovely and couldnt have been more helpful.

I enjoyed my stay at the Burlington. It is ideally located with sea views and is just across from Eastbourne pier where a lot of bus services start. Terminus Road which leads to the pedestrian shopping area and cafes and restaurants is just around the corner. I stayed on a B&B deal and as a single traveller, was given a twin room for single occupancy. Sadly I didn't have a sea view but considering the deal I got, I didn't mind this. The hotel is part of the Shearings Group whose target target is senior citizens and the vast majority of guests were of the older generation. I prefer a quitter place to stay so I didn't mind this. Although I was out of the hotel most of the time, there is an entertainment programme that goes on until midnight with entertainers, singers and discos if that's your sort of thing. Mu only real quibble was the seating for breakfast. The first morning I asked where I should sit. Some hotels allocate specific tables to your room. It took 3 members of staff to sort out where I could sit. The next day I went to the same table only to be interrupted midway through my meal by a judgmental elderly couple, clearly upset as I was sitting at "their" table. They obviously complained as I was asked by the manager to sit at a different table for next morning's breakfast. The serving staff were friendly and efficient but this disorganisation was noticeable. Overall, the hotel was fine and certainly value for money.

We went to the Burlington Hotel Eastbourne for a birthday weekend. It is a comfortable hotel in a great seaside location near the Pier at Eastbourne. It is, like all Bay Hotels a little on the old retro style type of building and as most Bay Hotels that we have stayed is being constantly updated while you stay there. The staff are all extremely helpful and friendly with nothing being too much trouble. The food was good but we have noticed that the choice is becoming more limited and the portions smaller.The entertainment was suited to an OAP audience which covered most of the guests staying there at the time of our visit. Parking is limited and on street only, there is a car park on offer but it is expensive and some distance away. Our standard room was clean and tidy and good value for money and came complete with a pet seagull who adopted our window balcony and woke us up most mornings to receive his daily breakfast of biscuits. If you wish to stay in Eastbourne for a weekend at a reasonable price, this hotel would be a good choice.

A couple of days before staying at this hotel we read some reviews on it, and were a bit concerned about staying there. On arrival the outside of the hotel looked shabby but we were surprised by how nice our bedroom was, very bright and nicely decorated. It was a shame about the cracked sink in the bathroom, the non matching toilet seat and dusty wardrobe, also the T.V in our room was very dated, with poor picture quality. The hotel needs updating. We were surprised that the steps leading to the main entrance were not lit at night especially as the majority of the guests are elderly. Breakfast was very good, although portions were small, if you asked for more you got it. Dinner was very poor, especially if you are vegetarian, there is only one choice. The vegetarian risotto looked like a plate of vomit. Our waitress maria was excellent and could not do enough for us. The hotel is in a good location, generally very clean and the staff are polite and friendly.

We went to the Burlington for a family trip. We've stayed there twice before. It is a lovely hotel in a really fab location. It is fantastic value for money. The staff are all extremely helpful and friendly. Nothing was too much trouble. The food was good. Always a choice of about 3 dishes for starter, main course and 3 selections for puddings. The entertainment was good too. It's not a 5* ritz but the location, and friendly ness of staff makes it a really lovely place to be. We'll definitely be returning.

Another good value, comfortable stay at the Burlington. We stayed for a long weekend for my husbands 50th birthday in 2006, and enjoyed it so much that we have been back every year since, yes there are better hotels in Eastbourne, but I don't think you can beat the Burlington for the location, the friendly staff, the choice of food, and the comfortable room, at a very affordable price. (Upgrade to a premier room if you can) although all rooms are comfortable, and VERY clean! I can't comment on the entertainment as we have never attended.
Eastbourne is great for walking and shopping, and enjoying the seafront.

My friends and I have stayed at the Burlington 6 times in the last 3 years,and keep coming back as it a nice hotel in a very good location, The value for money is excellent, the food is very good, always lots of variety, great and quick service, all of the staff are efficient and friendly and the entertainment is good, ok it maybe geared to the older generation but it is still good and we have taken our 40 and 50 year old children, [I am in my {young!]
70s and the rest in their 60s] and they have all really enjoyed it all too.
The hotel is gradually getting refurbished, we have seen changes in the last year, with new lounge furniture etc, ok some of the bedrooms are a little tired but given time I think these will be done, considering the age of the building its not too bad.
We have already booked again for another weekend in October.
If you want an excellent location Hotel on a budget you cannot do better than visit the Burlington Hotel.

Just returned from a 3 night stay at this Shearings Hotel. I had a single room on the top floor and couldn't fault it. Clean and warm with a seaview and the ensuite bathroom was modern and sparkling white. The food was good and the service was quick and efficient. This is a good budget hotel and I think a lot of the bad reviews are just nit picking. Three things I would pick up on although none of these are criticisms. Firstly it would be good if the hotel could put a card on top of the television in each room asking if guests would turn off their TVs between 11pm and 7am for the comfort of other guests. I have seen these in other hotels. My next door neighbor returned to his room at 11.30pm. Switched on the TV until 1am then woke me up at 5.30am with the TV again!!! I don't think some people realise that noise carries through walls and perhaps a notice would remind them. Secondly if you want a drink with your meal buy it beforehand at the bar and take it into the restaurant. There is only one wine waiter for the whole restaurant and the people on my table didn't get a chance to order a drink. Thirdly if you want to tip a waitress do it as you go along. I left it to the end and asked where to put tips so they are shared out and it seems there is no system. So I left no tip which was a shame as I would have liked to.
Thank you Shearings for an enjoyable stay. Especially nice as we had such fabulous weather over the Bank Holiday and saw Eastbourne and Beachy Head in all its glory

This was my first stay in a hotel from the 17 to 20 of May and so this is my view that my third floor single room was clean tidy and roomy had a small TV, it was cleaned every morning by polite cleaning staff, a good choice of food at breakfast and evening meals and was served by polite helpful staff, my first stay at a hotel was a good one.

The Burlington is a large old seaside hotel owned by Shearings Holidays. We arrived for our 3 day weekend break and were disappointed with the outdated appearance of the interior of the hotel, could do with some decorating and some of the areas were not very clean, especially the public toilet(ladies) in the entertainment area. However our room was ok at the front with a seaview(bonus) and towels and bedding clean bathroom also dated but clean. Food good, plain British fare but well prepared and served hot. The service in the dining room was excellent. The service at the hotel was very good in all parts of the hotel being a plus point for this hotel. Location excellent on seafront and near shopping centre, bus stop just opposite for local areas(Brighton,Hastings etc) Although this hotel could do with some updating and TLC it is however very good value for money. We are a couple in our 60's as were most other guests

The hotel is owned and run by Shearings Holidays and is a very large old hotel. Our party had been booked for some time, and the majority of us were staying in single rooms. Check in was straightforward although there was a bit of a problem in establishing that my car parking had been authorised and paid for. The room was at the back of the hotel and maybe because we were not part of a coach tour package, but to put it mildly the room had seen far better days. The carpet is of the "Wallace Arnold" era with the "WA" motif repeated in a staggered pattern, that is where it has not worn threadbare. The sash windows are showing signs of advanced wood rot, the bathroom being the worse of the two. Wallpaper is peeling from the ceiling and lifting at the edges on the walls. The drawer under the old TV will not close once opened owing to the wood bowing under the weight of the TV. The bathroom fittings are of the 1970's and are showing their age with the chrome plate wearing through on the taps. The washbasin had a number if cracks in it from previous accidents.
For guests of a younger age group, be warned the target market for the hotel appears to be the over 60's (I know I'm one of them), but if you still move quick, be prepared to slow down as there are people 70 and 80+ who don't enjoy freedom of movement like they used to. Consequent to this the "entertainment" is suited to the older end and would bore younger people out of their minds.
On the positive side, the food is excellent and there is a good choice of menu which is changed each day for the evening meal. The staff are also excellent, friendly and very efficient and pleasant. The location is ideal too, being almost opposite the pier and not too far from some very good shops, Eastbourne has very few shops which are empty and is a pleasant change from most other "High Streets".
One final note is that my room was not the exception, at least two of my party also commented on the state of their rooms, and whilst ackowledging thatthe price was very good there re standards which I expect, and sadly these fell well below expectations.

The hotel boy Daniel was very gentle, friendly, smart and made me comfortable among old group in the restaurant. You must see their service. 16 of us just had a short 3 night break at this hotel
As other people have said this is an old hotel & in some aspects a bit tired, but you will not beat it for value. The staff are excellent & very friendly, always trying to help.
The evening entertainment is not London stage, but better than some Shearing hotels.
The hotel situation could not be bettered, almost opposite the pier.
The seafront rooms are worth it if you are going to spend time in your room other than asleep.
One of the lifts (elevators) is rather small but better than nothing

Visited this hotel as part of a coach party. Greeting by hotel staff excellent and baggage handled efficiently. Room reasonable although dated and with poor television. Everything working and hot water always available ( not always the case in hotels costing much much more). Room serviced daily and kept clean for the duration of the stay. All public areas of the Hotel are comfortable and pleasant with super views of the pier and small gardens. The position of the Hotel is truly perfect within very easy reach of town centre shops, theatres and local services. Over all a very enjoyable 4 day stay amongst pleasant staff and very affordable.

This was our third visit to the Burlington in the last two years. No people who review on Trip Advisor only give negative reviews !!!

This is an old hotel used throughout the year by Shearings. We were self drive. We arrived Friday afternoon for a 2 night break. My wifw and I in one room and my mother in a single room.

Check in was very smooth and with no problems. We were allocated rooms on the 2nd floor ( 238 double and 242 single) I wanted a room close to my mother who is 86 years old.

The rooms were clean and had everything you would nbeed for a short break. Our room 238 was refurbished and was really nice, the bathroom was excellent.

Restaurant and bars were good , staff were polite and friendly. Meals were good and service excellent.

Entertainment was ok but a specialo mention for Mark Snow. He is excellent. Hope he loses the remaining few stone. Well done Mark you were a star.

Overall another good holiday.

This was our first trip with Shearings, we found everything excellent for our 5 day trip .Our driver KEVIN was excellent as my husband is disabled he helped with his wheelchair and help on and off the coach.The staff from reception to waitress Marilla and bar staff Danny and all the lads excellent and also Mark the manager you have an excellent team thank you and would recommend to friends and family.Thank you all for a lovely holiday
