Why do we keep on coming back year after year, often twice.
Because :
1) All the staff we meet are always, pleasant, polite and helpful.
2) Almost all the rooms have now been refurbished. It's been a long, hard road but the winning post is now in sight. Compared to 10 years ago it's a whole new world.
3) You can now get free wifi in the bedrooms, not just downstairs.
4) The quality of entertainment is of a high standard every night of the week.
5) Unless you wish to 'eat for England', the portion sizes are perfectly adequate, and the menu is quite extensive. We particularly often enjoy the chef's specials.
6) If you want to watch your flat screen TV, reception on all channels is perfect.
7) Out of the hundreds who stay each week, inevitably you will always get the odd moaner.
We just ignore them!

This hotel is in a brilliant location staff very friendly . Our room was excellent with a great sea view . Amazing value . I am a regular visitor to Eastbourne and stay at the Burlington Hotel often.i highly reccoment this hotel

fantastic hotel just across the road from the beach and pier and the town is just around corner .food was fantastic .the staff will do anything to make your stay pleasant . the hotel is clean the room we had 109 was first class we would stay hear again we stayed from 20/08/20018

we stayed here as part of our coach tour holiday,, we found the staff very helpful and friendly the hotel is spotlessly clean as was our room also the food is excellent, outside the hotel are the carpet gardens with their wonderful display of flowers and also the pier with the usual entertainments and a café at the end

A typical large historic Hotel on sea front.
My room was a little tired in decor,but comfortable,quiet & with all facilities.
The dining room service was remarkably efficient considering its huge size at being able to handle so many people.Food was O.K.
The large entertainment area catered for good evenings performances including bingo,quizes & singers.
I would stay here again quite happily.

Just spent 4 nights at Bay Burlington (Self Drive) it was generally good value , good food & choice & good dining service , clean bedrooms & very nice cleaning staff. Hotel could do with a decoration update, it’s a bit shabby.

We arrived at the hotel at 6.30 by Shearings coach. The traffic was horrendous. As we were late we had to go to dinner without getting changed as the cases hadn’t been taken to our rooms. I was on the 3rd floor on a street corner facing Harry Ramsdens and a nightclub.It was very hot but the window opened about 10 inches. The room and bathroom were very clean. Saturday was lovely and there were stalls across from the hotel all along the prom. Sunday was very wet and gale force winds. The food was ok and overall it was a nice break for the money. We had a fire alarm at 2.40 in the morning and had to evacuate the building. We were back inside quite quickly. On the downside the lifts are very old and the service in the dining room quite slow. There was no water on the tables and no waiter service for drinks.

Lovely weekend, weather too hot but can’t complain. Lovely location of hotel, near to shops and pier. Minor issues with hotel, the dining is chaotic, not enough staff in the restaurant, food was not great and the service was crazy. The room was dated but adequate. The highlight of the weekend was the fabulous entertainer, Mark Snow, who had the audience eating out of his hand with his quizzes, jokes, singing and all round fantastic entertainment. We have stayed at Bay hotels all round the country and think Mark is the best we have seen and we will definitely come back just to see Mark.

We stayed here for the second time because the hotel has a great location. All was fine until it came to the evening meal where we found a new system had been introduced with 2 sittings. Rather than explain all the details I will just say it didn't work and the organisation and service was a shambles. When I complained to the reception I was told it was down to Head Office and would I please bring it to their attention which I have.

Last week, I was on a 5 day holiday with Shearings. This is 2nd time I have stayed at Bay Burlington Eastbourne.
I find the location very good, just opposite the pier & carpet gardens. All the staff are helpful, friendly & polite. Hotel is clean, only 2 lifts one of which is very small so this can be busy at times. Food has a varied menu- well cooked, portions enough, tasty and hot. My bedroom was on 4th floor which was my request- very good housekeeping, clean room, linen & towels good quality and spotless. However, I do have to mention this; not a complaint, but a fact. The carpet in my room 446 was threadbare and shabby. This needs a new carpet for sure !!
Otherwise, my room was quite acceptable. A very special mention for our driver Diane. Such a pleasant, helpful person. Very interesting to listen to, pointing out places, informing of facts etc.It was a pleasure to have Diane as our driver last week.

This is rather different in terms of reviews and I'll expain why. We arrived yesterday lunchime having booked a 3 night. self-drive break. We were too early to check in so we went to the coffee shop, where a lovely young lady took and served our order. She was very sweet and helpful and our toasted sandwiches were delicious. When told it was time to do so, we checked in and took the lift to our lovely room on the 3rd floor. We'd booked a sea view (Superior?) room as standard rooms weren't available. The room was really great. Unfortunately we were alerted to a problem which was NOT the fault of, but involved the hotel, and it was something we could not cope with so we decided to leave. I asked to speak to the Manager and told her the problem and she could not have been nicer or more helpful, giving us a total and immediate refund. So...in conclusion, I'm sorry I can't review other aspects of the hotel, but the staff encountered and the food in the coffee shop were very good.

Just returned from a enjoyable long weekend at the Burlington. The staff are accommodating , food and entertainment was good. Mark the entertainment manager gives a 101 per cent and makes the evening with his friendly out going personality. The hotel itself is a old building and could do with some updating in the certain areas and the rooms are basic but you do have everything you need and if you can see through that you will have a enjoyable stay as its only cosmetic. Location is ideal, right by the pier and bus stops for Brighton and Hastings if you choose to venture further afield plus the shops are a short walk behind the hotel. It is is our second visit in two years and we will be returning again.

Booked this hotel through shearing coach company the trip down and the driver was brilliant but very disappointed in the hotel when I phone up the coach company I was told all the standard rooms had gone so we paid standard plus for a nicer room, what a disappointment the bathroom was that small it was it was not good I spoke to reception they said the hotel is fully booked and the lady on reception that I spoke to said herself how small the room was so if that was standard plus what are the standard one's like.

Stayed in July 2018. The hotel has a stunning position on the seafront overlooking lovely gardens and beach, with Eastbourne Pier to left. We were allocated a complimentary upgrade to a very spacious, dual aspect sea view room with bath and separate shower. Breakfasts were self service, hot and plentiful with plenty of choice. Evening meals were mostly quite tasty, but one or two dinners were fast food standard and rather dry. Weather was warm and sunny so we visited HevEr Castle which had some of the loveliest gardens we’ve seen. We also took the train to Brighton, well worth the visit. The hotel entertainment included some very good singers.

I would like to know why the windows are locked and it isn’t possible to open them? It is scorching hot at the moment. I am very worried, we are booked into the Burlington shortly and the thought of an airless hot room is unacceptable. Why isnt it possible to either phone or e mail the hotel direct?

Have visited Eastbourne many times (especially during the tennis week) first time stay in the Burlington which is a very centrally located property for everything Eastbourne has to offer.

Single room, reasonably sized with high ceiling (but lots of peeling wallpaper and bits of flaking plaster dropping onto the floor) and some black on the grouting in the bathroom, hotel seemed a bit more 'tired' than I expected.

Cold water flow to sink was negligible (maybe flows reduced due to water shortage?) and tv reception of BBC channels was very poor (atmospherics according to reception in the hot weather!). Soap provided but bring your own shower gel or shampoo (also on sale from cabinets near reception).

Had Half board as part of my package but despite booking my table number for a given time, found other people sitting at it so just sat in another area !

Dinner quickly served and reasonable quality, breakfast buffet had a decent enough choice but despite usually opting for bacon and sausages didn't like those particular items served here. Other breakfast choices were ok.

So overall a mixed bag for me. Value was definitely satisfactory. Would I return? Maybe - if the standard rooms were improved and the overall decoration of the property was maintained to the quality you would expect this prestigious property warrants.

We booked this hotel for our midweek break in a sea view standard plus room. On arrival we were upgraded to a superior room 211 which seemed OK at the time,but we soon got fed up with the squeaking floorboards,windows that wouldn't open and a blocked sink,the windows and sink were fixed by the maintenance staff. In the bathroom we couldn't get to the shower or the toilet without walking sideways as the corridor was too narrow and to get off the toilet was a joke with the wall facing you and not much room to get up.
Also there was no hotel questionnaire to fill in given to us at all.
We have stayed at this hotel several times in the past but this was our worst experience yet.
Will have to think about another hotel in Eastbourne next year.

We stayed here on a Shearings weekend, which was very enjoyable.
The staff were very welcoming, and we had a room on the top floor. The room was clean, had all the required amenities, and was a nice size. It had a slight step into the bathroom, and a sign on the door to warn us, although we still managed to trip over it at first, until we got used to it!
It was a very hot weekend, so it would have been more comfortable if we could’ve opened a window, but this wasn’t possible.
Dinner could definitely have been much better, and we struggled to get the waitress to understand what we had asked for, but she did work hard. One night, my partner requested a salad, but was instead presented with a plate of chips!
Breakfast was buffet style, hot and plenty of selection.
We didn’t sample the entertainment, so couldn’t comment on it.
The lifts in the hotel need a complete overhaul, but the stay was still very enjoyable, and we will go back again soon.
The trip itself....a special mention for our driver Steve, who looked after us impeccably, despite difficult and traffic delayed journeys both ways, and he kept everyone comfortable by stopping when he needed to, instead of carrying on Regardless, so thank you Steve.
Also, the excursion to Brighton was brilliant, and he even managed to give us a bit of time at Beachy Head too, which was really good.
All in all, an enjoyable trip, and highly recommended - Thank You

I have just spent a lovely week at the Burlington Hotel. Having previously visited with my late father I now visit alone
A big thanks to all the staff on reception, in the restaurant and the night porters for being so helpful and friendly. A most enjoyable break was enhanced by visits to Tunbridge Wells and the tennis at Devonshire Park. The choice of food on the menu seems to improve each time that I visit. The meals are always hot and there is a great choice. The bedrooms are clean, modern and very comfortable. The location is central and easily accessible by road or rail. Nothing is too much trouble for any of the staff, I have booked a return visit in a few weeks time.

we travelled with Shearings to Eastbourne we have been here before but not with Shearings the hotel is close to the pier we knew what to expect with the hotel because most of Shearings hotels are similar 1st night was a bit of a disaster as everyone was in the dinning room at the same time we found the room was comfortable for the time we stayed in it

Took our first Shearings holiday and stayed here 7 nights. First impression was of tired paintwork around the entrance and dated inside. 2 lifts, one like a cupboard that will take 2 people.
Our room was 309 with nice view of the pier but right opposite the lifts. That was a problem the first evening because of the constant banging of doors and loud voices but this became less of a problem as the days passed. The room itself was very spacious and newly furnished although the grey paintwork throughout was depressing. the bed and bedding were very clean and comfortable. The windows would be a problem in winter as it was not possible to close the right one leaving a large vent between the inner and outer frames. The windows and paintwork were in a poor state and being single glazed did not keep out street noise.
Meals were acceptable, breakfast was a buffet with 2 or 3 items that could be ordered from the kitchen (e.g. kippers) and there was a decent selection for the evening meal.
Staff were helpful and pleasant. Entertainment was bingo, quiz and entertainers of limited talent but were well received by guests less critical than me. The one beer I tried was a smooth bitter that was returned after I struggled to drink a third of it. No refund offered so no more money spent on drinks.

just come back from the burlington hotel, eastbourne.My mother and myself have been here three times now,and always been happy.I would like to say though this time,the room we were put in was very clean and had been updated.( room 203 ) 2nd floor,but why cant this room have two wardrobes, instead of one single one!!!! there is plenty of room for one, eg two big alcoves!!!!,also the dressing table was opposite the window,all we could see when we looked in the mirror,was our outlines!!!!!!!!!!!! The bedroom needs reorganizing.Television should be mounted on the chimney breast,freeing up more room!!!!!!. I dont think the dining room staff were as nice as the last two visits,and the couple on the next table,was not happy with the service at all.When I had fish,instead of in a small dish with tartar sauce in it,I had two sachets on my plate!!!!! very transport cafe!!!!!!!!!!!!!!.The whitebait on thursday night was a joke,just breadcrumbs and skin, no fish at all.Dont think we will be going back,which is a shame, as mom really loves it there.but she was very disappointed with the things that could so easily have been put right!!!!!!!.mrs a smith.

Stayed here for 4 nights from 28th May. The position of the hotel is perfect just opposite the pier. The hotel may need a little updating in the communal areas but it is spotlessly clean. We had a beautiful, huge seafront room (116). Lovely and clean and really good en suite. Our other family members had 2 single rooms that they were very pleased with. The restaurant food was perfect for us. A good choice everyday. We upgraded to the steak one night and it was delicious. We had no problems with getting a table as others have mentioned. Finely the staff are just fabulous. We were treated so well by everyone but would like to especially mention moses in the restaurant for looking after us..... The only negative I have is the hotel is incredibly hot.

Took a first ever, last minute coach holiday to Eastbourne with Shearings. Not sure what to expect. Fully satisfied with this hotel. Staff were very helpful and hard working. Food was lovely and plentiful. Some areas were in need of a spruce up, but overall not too bad.

We went to the Burlington on the 28th of May for five days with National holidays.
The hotel is in a great position and the food was excellent and a good choice the service let it down we were on the 7.15 sitting and had to wait to be served but it got better as the week went on .
And I think they need to clear the tables from the first sitting!
Entertainment in the hotel was very good as well Mark the compere did a great job, bingo prize money was fantastic not that I won lol.
We paid extra for a sea view well worth the money we were on the third floor and the room was spotlessly clean and had a walk in shower the bathroom was massive (room 318). The pictures are the view from our room.
Thoroughly recommend this hotel.
