Spent 4 nights in a wonderful room (406) with a fabulous sea view, it was spacious, very clean and well maintained. The staff could not have been more helpful and special praise must go to the restaurant for opening early for us, so that we could eat before going to the theatre.

We went to Burlington hotel for our 2nd eight day break this year. We have been to Eastbourne before and liked the resort and area. We previously stayed at the majestic hotel and we were not impressed at all so settled for the Burlington hotel. All in all a great improvement on the majestic, hotel very nice in a great location right on the sea front close to pier, gardens and bandstand. The room was good more than Adaquate in size and decor and cleanliness good. Bathroom a good size with bath and shower over bath, plenty hot water. Towels changed as you needed and room kept very clean. The entertainment was fine, a little better than some shearings hotels, mark was good he's the host and tried to please all guests, bingo, quiz as usual and a good range of music for dancing most nights. The whole staff right through the hotel were pleasant and very accommodating no complaints there at all. The only downside at this hotel is the food!!! Not of a good standard compared to other hotels, the salads were shocking! A large portions of salad leaves two slices of tomato and cucumber a spoonful of coleslaw and a mound of grated cheese or tuna!! No condiments to add to your salad, oil or mayonnaise or salad cream none at all on request, don't go near the brochettes, a slice of French stick covered in tinned tomatoes, and small piece of pepper, disgusting uneadible, and the braised steak!!! We joked with our fellow diners it looked like horse meat perhaps red rum or arkle!! We had to laugh!!!! Other than our dining experience every thing was really enjoyable, we will return in the future but hope that the food improves before then.

Chosen as looked like a good option for a break with my father who is in his late 80s. Excellent location on seafront - very close to pier and bandstand. Rooms clean and well decorated (booked standard plus room). Food fairly plain but suitable for majority of guests age group and plenty of choices. Dining room staff very helpful in arranging gluten free options for my father. Evening entertainment not to my taste but seemed to be enjoyed by most guests. Only problem in hotel was the lifts - only 2 for large hotel and 1 can only comfortably carry 2 people so lots of queues at mealtimes and when coach party's arrive. Overall a good value hotel in a good location.

This hotel may be a little dated, but it didn't stop us having a good time here. We found the staff pleasant and efficient. The food was very good. My friend loved the sweet and sour chicken. There is a choice of starter, mains and desserts for dinner. However as a starter, sometimes I would have preferred orange juice. Regarding the entertainment, Mark works very hard to keep everyone happy (his laugh is very infectious!). There are games of bingo and quizzes as well as music and comedy. Our rooms were on 3rd floor served by two lifts, one being tiny and a little claustrophobic. Some air conditioning would help in public areas though. All in all this is a very good hotel and we would and probably stay again.

PROS> Room nice and big [standard plus 421] good seaview ,spotlessly clean but basic small flat screen T.V. .Position of hotel great ,Mark entertainment manager very good worked hard to entertain everyone. Food average and reasonable for price.
CONS> No air con in public areas made it extremely hot and stuffy.Reception staff coarse and abrupt .But main problem was our waitress miserable and totally unable to get our order correct any of the 5 days we there. We repeatly had ask for water and on some nights did not get it. p.s Shearing need to review some of there trips went to Bexehill for afternoon excursion very dull dull and boring....

Went on a 5 day break with Shearings to this hotel on 27th july.We had a standard room at the rear of the hotel which was quite adequate with a flat screen tv,a very comfortable bed and tea and coffee making facilities.The only downside was the bathroom which needs updating.We asked for extra pillows which were delivered to our room promptly.The room was spotlessly clean.We found the food to our liking with choices and couldnt fault the portions.The dining room staff were very efficient.All in all good value for money.

Best hotel for location but everything else lets it down. The hotel is very stuffy with no circulation of fresh air.
The room was reasonable and fairly big but very odd
The old fashioned small tv was on a stand on the floor at the bottom of the bed so we could only see the top 4inches of the screen. The room would benefit by having the wardrobe moved to the opposite corner then the tv could be seen properly. We paid extra for a sea view and were allocated room 412 on the top floor. The veiw was lovely but I think it is a bit of a cheek charging per person for the view after all we were both looking out of the same window

We were unfortunate enough to get the room that had the bathroom with the hot water tap in the sink not working at all
We had to get hotwater from the bath tap and put it in the sink with the kettle. This tap has not worked for ages as I remember a review on here stating this fact months ago. The cleaners cannot have cleaned the sink properly without hot water. Why dont they report it
On the plus side the bed was clean and comfy. The bath was clean and had hotwater and the shower was very good.

The dining room was awful
The worst we have experienced with Shearings. The bacon was always dried up and overcooked. No fresh fruit available at breakfast unlike all the other Shearings hotels. The food was poorly cooked and there was only ever 2 little pats of butter per table and you had to ask for sauces. The crockery was disgusting and I think if a visitor from the area health went there the dining room would be closed down. There was food stuck to the crockry and cutlery as it had not been rinsed properly. On the last morning we went down early for breakfast as told by the driver and had to wait 20 min to be served. When Our tea arrived it was luke warm so we left it
This is the worst experience we have had with Shearings and I must admit it has put us off
We do not usually complain because we believe that you get what you pay for but we do expect hot water and clean cups plates and cutlery. We would not reccomend this hotel and it has spoilt our memories of Eastbourne. Wish we had returned to the Majestic.

Stayed with my friend on a 8 day shearing's break .On arrival at hotel check in was quite quick and cases were brought up to our rooms, again we didn't wait too long.We paid for refurbished room and was on the 3rd floor worth the extra money lovely clean room/bathroom had new shower and a bath and flat screen TV with a good choice of channels view overlooked back of hotel but didn't worry us as didn't spend much time in the room. Only downside was that room was really hot and we only had one pillow each we contacted reception and the lady on duty at the time provided extra pillows and a Fan for the room which we really appreciated. Our cleaner called Anna also deserves a mention she was lovely and thoroughly cleaned our room each day. The food in the restaurant was okay but not up to usual shearing's standards vegetables were not always drained properly and some meals quite bland compared to other hotels and was also informed no fresh fruit available although the waiting staff worked hard to serve everyone as quickly as they could. The bar staff were friendly and did not keep people waiting. The entertainment was okay but could have been better some acts were not on for very long The hotel generally is looking tired but was clean and lovely being on the sea front .

Stayed last weekend. Although the hotel is old and needs a bit of updating we enjoyed ourselves. The staff were very friendly and extremely helpful. The entertainment was good especially Mark the entertainment manager and as we hadn't expected any was a nice surprise.
The hotel overlooks the sea and the pier, but we couldn't get a sea view room as the hotel was full and that was a shame.
The food was good and our waiter George was very friendly and helpful.
The only downside was the lifts which were very claustrophobic and small.
Overall a good weekend.

tlc had obviously been done to the hotel - the room was clean bright and hot the bed was very comfortable digital tv meant sky news was available the room was on the edge of the hotel so there was a sea view from the window. food continues to be good although there were times were the menu options were not available. and service in the restaurant was not always as speedy as i would have liked tea and coffee service good
wi fi the cloud in reception areas excellent as were the reception staff and fortunately wetherspoons is within walking distance for a taste of real ale not available in hotel

Stayed for midweek break last week. Paid 200 pounds extra for sea view, premier room, well worth it from reports from other guests about the standard rooms. Food definitely gone downhill compared with other Shearings hotels. Service in restaurant bad due to Shearings not employing enough staff to cope with the large number of guests. Waited over 40 minutes for food on one occasion. The hotel is tired and in need of reprinting and refurbishment especially in stairways and corridors. Mark the entertainments manager is fantastic and saves the hotel. Cannot understand why no bingo on last night of most people's stay (Thursday), surely someone else can call bingo when mark off.

We have just stayed here on a long weekend break with Shearings. The hotel is in a lovely position on the sea front near the pier, and close to the shopping centre. The hotel was spotlessly clean, as was our room which had clearly been refurbished. The food was excellent, with good choices and portions. All the staff were friendly and very helpful, and the restaurant was very efficiently run. It was great value for the price.

This is the third time at this hotel I find this hotel very convenient to the beach the pier and the town centre,on this occasion had a room on the 4th floor 434 paid a little extra for a upgrade and it was worth it wonderfully bathroom great room LED tv throws and cushions on the bed and the usual tea making equipment.The food quality and variety is excellent staff very helpfully to a fault,you will be happy at this hotel but you may have problems with the lift at mealtimes they are very busy at these times,enjoy your holiday

The Hotel was what you would expect from a Bay hotel The service was good The rooms were very tired but clean and the view from the front of the hotel over the pier and beach was 1st class
We went self drive and there was plenty of convenient parking adjacent to the Hotel at a moderate charge. The entertainment varied from very good to poor.The Lifts were embarrassing
You have to take into account for the money you pay for the food and accommodation plus entertainment with the optional coach trip. In My opinion was good value for money It was defiantly not 5 Star you get what you pay for. Saying that the location was very good with access to Eastbound and the surrounding area.

The room was large ,nicely furnished with superb view of pier and beach, the room was warm but this is down to the current freaky weather. Food good, the service and hospitality of the staff simply great, I had a peek in the kitchen as I was making toast, and saw very high standards of cleanliness ,chefs serving food wearing blue gloves. I will return.

Once again, we had a very nice stay recently at the Burlington. Yippee, they upgraded us to a sea view room, which was lovely - thanks Burlington! It should be noted that this is a hotel for the more mature guest...! We were only here for an overnighter this time, on a b&b basis, but we like to sit on their closed in terrace, overlooking the pier. Bar staff (all staff!) very friendly. Marky Mark is the resident host and he does a marvellous job. Also have enjoyed the "swing" Frank Sinatra style singer, Scott Free - lovely voice, engages his audience and has a very good, professional act. We will certainly return, time and time again.

The hotel room was clean . The menu was very limited with very little to choose from..If you wanted something not on the menu you had to pay for it which I objected to having already paid to stay there including breakfast and evening meal. Some of the staff weren't very helpful and did,nt seem to want to chat. The corridors and the woodwork were very drab. The hotel needs new carpets and a coat of paint on doors in the public areas. We also never saw a wine waiter!very squeaky floor boards everywhere you went.

I have just returned from a Shearings Monday to Friday holiday. The hotel is very impressive from the outside and the downstairs reception area bar and seating area are all very welcoming and a bit oldy worldy in parts which I found very charming. We were given our keys and we went to our room whilst we waited for our suitcases to be delivered. Our room wasn't one of the updated ones but we were very pleased with it. The meals were varied and delicious. Moses who was in charge of the restaraunt was very helpful and Csaba our waiter was very quick and efficient. All the staff were really friendly and couldn't do enough to help. I don't understand some of the very negative reviews on here. Ok it's not ultra modern but so what. Great staff, great food and a beautiful hotel. What more do you want.

Just spent a long weekend at the Burlington. It has an excellent sea front location by the pier (which unfortunately suffered recent severe fire damage), but nice promenade with beautiful flower beds and a very lively programme of band-stand entertainment. The hotel itself looks very grand from outside and the internal public areas are fairly good, with big ballroom and bar and general seating overlooking the sea. The usual style of Shearings entertainment is provided, so a mix of singers and comedians, bingo and a quiz. The staff are very helpful and friendly and the food a reasonably good standard with several choices each night and breakfasts are very good and all served to the table.

I did not book an "upgraded" room and paid the price for not doing so: Although we had booked a sea view, we were on the fourth floor (front) room 405, which we found to be rather small, very dowdy with a small sea view sash window that would hardly move and wallpaper bubbling off the walls along the joins. The TV was old and the picture quality bad. No Freeview so pretty limited viewing. Really the room is not up to a reasonable standard even for the "normal" price.

I also paid in advance for the car parking but was not actually allocated a space on arrival(although the bays are numbered). I was told to just park anywhere. Its quite a big car park and there were plenty of cars in it but I really got the impression that it may not be necessary to pay the rather high £5 a day charge for guests.

So a few negatives but for the price paid its reasonable value for money (but get upgraded!).

I spent the weekend at The Burlington with my mum, we have stayed at the hotel before as we like the location of the hotel. The staff are very friendly and helpful and Mark Snow works hard to entertainment everyone. Mark aways appeared professional, particularly when dealing with difficult people.

The main reason I am writing this review is that I was disgusted to see that there was only one lift (which holds 2 people comfortably!) working. This lift seems to have been out of service for over a week. The hotel caters for an older client group and I saw a number of people having difficulty managing the stairs, one man with mobility issues had to climb 80 stairs to the 4th floor and told me he had nearly fallen a couple of times. Another person had to be supported out of his wheelchair and sat on a chair in the lift, which is not acceptable and is dangerous. Surely the other lift could have been fixed within a week, my only assumption is that it hasn't been fixed due to financial implications. My mum and I thought this was disgusting.

Therefore I would suggest that when booking this hotel ask for a room on the first floor and don't assume that the hotel caters for people with mobility limitations.

This hotel was quite quirky,
It was clean , our room was large with a comfy bed , the food (dinner) was a bid of an odd mix , I ordered fish cake and it came with cabbage and roast parsnips :-)
The staff were very very friendly and very helpful.
The entertainment was. Well it was entertaining , I'm sort of lost for words ,
Ok so yes I would go again it was just different and we didn't stop laughing but in a good way

Just got back from a weekend break at the Burlington Hotel, the room my wife and I had 405 the room and bathroom needs to be updated. During the weekend one of the lifts broke down twice and it had to be the largest one the other one holds two people and the luggage. It's disgusting that it only has two lifts see that it caters for the senior folk Bay Hotels should start digging in their pockets and spend some profits.
The good side the staff and food was very good.

I stayed at the Burlington Hotel with my elderly mum. I know it is an old landmark Hotel filled with history but I think they could upgrade the important things. The hotel was crawling with elderly people and 1 lift was out for most of our stay, the lift that was working was so small it could only hold max 2 people.

There was no sneaking to the loo in the middle of the night in our room or the one above, the floor boards make a terrible noise. Our bathroom was down 4 stairs which was ok but difficult for my 83 yr old mum, the bath is also very high to step into. The TV sits on a very low table so is impossible to watch whilst lying in bed, again ok, we didn't come to watch TV but nice to catch up on early morn or evening news comfortably.

The best thing about this Hotel is its position, right opposite the Pier which was very nostalgic for my mum. Convenient also for hop on hop off bus and shopping.
