Located on the front, opposite the pier. It's at the top of Terminus Road, the main shopping centre. The Railway station is only a few minutes past the shops. Ideal for the older person. The hotel has good disabled access, lifts to all floors, and nothing is too much for the staff. Can really recommend room 106, overlooking the pier. Large, comfortable, and has a large walk in shower 🚿.

This was our first holiday with Shearings and our initial impression was very disappointing. We expected a luxury Shearings coach as advertised but we only got a bog standard white coach. The journey was very pleasant and our driver Julie was lovely. We was shocked by the state of the decor on the landings and bedroom door frames and skirting in the hotel. Scratched, marked, chipped and generally neglected. We paid for a superior room and what a difference. The room was huge with a massive bed and clean white linen. The hospitality tray was well replenished and the bathroom had a brilliant power shower. Breakfast was absolutely lovely. Unfortunately the evening meals main course and dessert although well cooked looked like a child’s portion. I would much rather have had the opportunity to pay extra for a larger meal. The staff throughout the hotel and restaurant was very friendly and by the end of the first night we felt totally at home. We enjoyed ourselves so much we have booked to go back again very soon. Well done to everybody who works at the hotel for making us feel so welcome.

Just had five wonderful days at the Burlington on a turkey and tinsel holiday with Shearings, And it was one of our best trips yet. It started with Peter our driver who was very entertaining, then the hotel gave us a sea view room which was first class, that was followed by great food served by great staff. Because we celebrated Xmas the week was great great great.

We were so sad to leave on Friday morning, so thank you Burlington.

Went on coach with shearings nice trip down coach driver Kane was very polite .hotel was huge all the staff for very nice and nothing was too much trouble .the meals were very good lots of choice, probably the best we've had at a bay hotel ..and meal times went very smoothly.I would like to mention a waiter in the dining room 'marion' and his wife also who also worked there he's was ver friendly and made our dinning experience even better .Well done The Burlington

Stayed here as part of a Shearings 5 day break with a load of crinklies. It was ok , our first room was huge but the bed mattress was less than comfy and we were above the kitchen extractor which was a bit noisy, we asked to move which was no problem and had a bit nicer room overlooking a fire escape, but at least the bed was ok. We didn't pay for a sea view so a back room was no issue. The food was acceptable, with a buffet brekky and a choice off a menu each evening. I've had worse food. The entertainment wasn't too bad with Alan Carr soundalike Mark Snow being MC. The singers weren't too bad and there was bingo and a quiz most evenings, it is what it is, take it or leave it. All in all a nice break, good coach driver and a lovely area to visit (Eastbourne). Would use shearings again.

Just back from 5 days at this hotel and have to say me and my friends were pleasantly surprised. We read the reviews on here before we went and were dreading our stay at this hotel.
Yes it really could do with updating and decorating. My room was a single room had scuffs on the wall which didnt look very nice but it was clean and was cleaned most days with clean towels. Towels could do with being bigger you have to take your own shower gel and shampoo which isnt a problem.

The food in the restaurent was excellent hot and presented really nice and staff are so lovely and friendly looked after us really well along with the bar staff.
Lifts could also be updated looking old and tired a bit like the hotel
Entertainment could be better .
Outings were great and James our driver was superb very informative calm and really nice.
We really enjoyed our stay here its great its near the pier and has a fab shopping centre 10 mins away.

Would definately recommend Shearings breaks and this hotel

Stayed for 7 nights this time. Had sea view room which had lovely view of the pier and seafront. Food was excellent as always. Staff friendly and efficient. We love this hotel for its traditional decor and great location. Just a short stroll into the main shopping area or for a nice walk on the seafront . Bus stops very close going to Brighton, Hastings, Bexhill etc.
We only have one complaint which needs to be addressed. Each time we have stayed here we have had to run the gauntlet of a fog of cigarette smoke at the entrance to the hotel. Guests stand there puffing away, partially blocking the exit and entrance. The stench of cigarette smoke permeates into the lobby area which is horrible for non smokers. There needs to be a ban on smoking within several yards of the hotel entrance.

This Hotel has everything, good food, good entertainment, south facing lounges, near to Beach and Pier, near to shops, flat ground round hotel for walking, we had a quite bedroom at the back which suited us fine, one observation more waiting staff required in dining room, will go again shortly.

The Burlington is a huge grand old building in a great location right by Eastbourne Pier but it lets itself down in some areas.
I recognise that keeping on top of maintenance and refurbishment in a building of this size must be an endless task but with a little effort I’m sure some things could be easily improved. The corridors to the bedrooms are nicely decorated and hung with splendid pictures of Eastbourne but the makeover didn’t seem to get as far as any of the doors or doorframes! All of them are scuffed, chipped and some have virtually no paint on them at all. The same is true of the doors to the rooms. Such a shame – it gives a poor impression of what awaits you inside.
We treated ourselves to a premier room with a sea view and the room was very nice, with a giant bed, upgraded toiletries and complimentary water. It was just a shame the coffee machine didn’t seem to be working. The bathroom had a good shower and we always had hot water when needed but some more space to put toiletries and better places to hang the towels would have been an improvement.
We didn’t use the tiny lifts after the first day but the carpet on the ‘back stairs’ is a disgrace. It’s badly fitting, dirty and patched up with gaffer tape on the bends.
The bar, coffee shop and entertainment areas look to be fairly new but the dining room was another story. It’s been a long time since I’ve been to a Shearings hotel and had to sit on a table with strangers! They were lovely people but it’s not really what I want. There wasn’t enough space to pull the tables apart either.
The food was the usual fare, adequate but with room for improvement. The poached eggs at breakfast were solid, hard and cold and on some days the fried were not much better. In the evening the vegetables had been cooked to within an inch of their lives and yet roast potatoes and parsnips were hard in the middle! By far the biggest problem with the dining room is the lack of staff. There just aren’t enough people waiting on to avoid long waits between courses. Our poor waitress got called in twice when she should have been off to help out which indicates there is a more serious underlying problem with staffing levels. Get it sorted out before you lose those good staff you have.
On the upside the hotel has decent wi-fi which is available in all the rooms and dedicated car parking at the back. You need to prebook the car parking but it’s no more expensive than the nearby multi story and a lot closer to the hotel.
We had an enjoyable stay but I’m not sure I’d rush back.

The hotel position is superb, right on the seafront. Every single one of the staff were very helpful and friendly. The public areas were good, bar and entertainment very good and the seafront settee area was perfect. The rooms were nice, clean and comfortable with tea and coffee. The rest of the place is awful. Badly stained and worn carpets in the corridors, filthy walls and paintwork non existant. The two lifts were also a mess. We had half board and the food leaves a lot to be desired. Breakfast was fairly varied but the only bread choice was brown or white sliced and must have been the cheapest they could find. We asked for poached eggs one morning and you could play golf with them, hard and cold. Most of the food was basic and the evening choices were pitiful and looked like frozen and microwaved. The dining room on the hotel website looks good but in reality the tables were about one inch apart, too close to have a private conversation. After staying in a similar hotel in Blackpool this one needs work. It would be good for them to visit the kitchens of the Claremont Blackpool.

I have just returned home after having a lovely time staying at the Burlington in Eastbourne, I can onhly say that I really enjoyed my stay there,The room I had was OK it had every thing that I needed in it,All the meals I thought were great, you pick what you would like yourself if you thought the food looked greasy leave it alone there was plenty of other food to try. The staff were very attentive and nothing was too much trouble for them.My waitress Lilliane was lovely so helpful in fact they all were. I enjoyed the bingo and the entertainment very much. I would recommend this hotel to all my friends as you will have a very lovely stay at the Burlington.If you were unhappy then maybe this type of holiday is not for you, but I really had a good time and would like to thank everybody who made my stay great.

We stay 4 times a year and have done over the past 10 years at variouis Shearings hotels up and down the country. We stayed at the Burlingotn last weekend and I must say the hotel was excellent. All the staff were very obliging and quality of food was very good. The decoration of the Burlington has improved obiously more to do but I undestand this takes time. We had a very good room at the rear of tthe building, very roomy.
Mary on reeption was very hlepful too. We arrived at the hotel at 2:00pm and asked if we could check in and no problem (normally Shearings say can't check in until 3:00pm and then it is a mad rush). On checking in you are allocated restaurnt table number which is an excellent idea, Most Shearing hotels have restaruant managers and there is always chaos. Entering the restaruant on the first night and throughout was very informal, plenty of good items available for breakfast and always being topped up by the chef. Maria the waitress we had was very efficient and obllging which makes such a difference. Most of the Sjhearings hotels have waiters/watiresses covering all tables which means you do not have a regular waiter/waitress so you do not build up repoire with them.
Location is excellent, just around the corner from the town, right on the seafront and bus route to Hastings or Brighton.
I would day keep up the good work Burlington we are back beginning of September.

Answer : because we like it! We've never had a problem. It's so convenient for the town and the seafront of course. The food is most acceptable. It's not 'fine dining' but you certainly get what you pay for. We have never come across anything apart from a refurbished room. Sea view ones are the best. They have upgraded things year by year. Now you get free wifi in all of the bedrooms. They are never going to please all of the residents all of the time but we spoke to so many people who have been coming year after year. Surely that says it all.

We spent 4 nights at this hotel in August 2019 with Shearlings holidays. Reception was quick and efficient. The room was clean and adequately furnished. The decor was good and the information pack was instructive. Hot water was an issue. A warning sign above the bath/shower warned about very hot water, however ours at best was warm, (sufficient for our needs though). There are two lifts serving the upper floors. One claims to hold 4 people, whilst the other allegedly holds 8. I think whoever put these signs in the lifts did so with poetic licence! Housekeeping was very efficient and friendly. The bar was adequately stocked, with prices not "over the top" compared with other establishments in the area. Entertainment was provided each evening. Thursday being the only day when we weren't subjected to bingo! The restaurant was clean and welcoming. The staff were friendly and pleasant. Dinner was from a menu offering 3 choices of starter, 5 choices of mains (including vegetarian and a daily chef's special). There were two sittings for dinner, requiring guests to book either the 18.15pm or 19.15pm sitting at breakfast time with reception. Breakfast itself was served between 08.00am and 09.15am. A good selection of porridge, cereal, fruit, toast, preserves, juices etc., were followed by a self service full English selection. All in all great value!

we have travelled with shearings before and we have also stayed here before it is as all bay hotels you know what to expect before you arrive our room was clean and as always you just want somewhere clean to sleep and a bathroom which was small the hotel is opposite the prom and a short walk to the pier while we where away it was the start of the Eastbourne air show so there was a lot going on around the prom they have 2 sittings for evening meal and breakfast is 8 until 9.30am which is self service buffet you had plenty of choices for breakfast you had to tell reception which time you wanted your evening meal as you had a choice from 2 we also found all he staff friendly and helpful as always

We've stayed at the Burlington many times since 2008. It's it bit like a family as most guests have stayed there several times before. The welcoming ladies on reception, Christine, Mary & Carla have been working there for ever, so must like it.Had a wonderful upgraded sea view room. Newly refurbished with modern furnishings & superb bathroom. Clean, comfy beds + good house keeping daily while we were at breakfast. Good food with great buffet breakfast. Evening entertainment for all tastes.Great bonus is they have their own car park at the rear & fat walk along the promenade & pier. We'll be back!!

We had a lovely room with sea view, clean and comfortable. The bathroom was tiny and the toilet was in a very tight space! The hotel is in need of updating and some tlc and it is not possible to get anything other than nuts and crisps from the bar in the evenings. I must say a big thank you though to the member of the restaurant staff who handed in my handbag and to the reception staff who kept it safe for me until I could pick it up, very kind and honest, thanks again. We didn't have the evening meals but the breakfast was lovely.

Came here with family to celebrate my birthday. I have done a fair amount of shearings self drive holidays and I have always loved that their hotels are old style and are lovely buildings. I never understand the negative reviews. The grey in the rooms wouldn't be so drab if it wasn't so uniform. White paint around the door frames and skirting would make a lot of difference. I had a lovely stay in a nice clean room and all the staff I met were polite and helpful. A special thanks to Valentina who left a lovely card on my table for my birthday. Very thoughtful and much appreciated. It was an extremely hot week but as my room was on the corner there was nice breeze coming through from both windows. Shearings are getting a bit tight as this was the first hotel I have stayed in where there were no complimentary toiletries as standard. All in all a good holiday, thanks.

Visited the Burlington hotel with Shearings. Paid extra for an upgrade (quite expensive) but worth it with a sea view room. The weather was exceptionally hot but the hotel could not cope. Several of the radiators were red hot and could not be turned off according to reception. The manager informed us there was no air conditioning at the hotel but we saw several units on the ceilings in the dining room and ballroom area, but reception said they did mot work. If the hotel knew it was going to be that hot they should have arranged for cooling fans to be available (not just one or two. Reception had fans as did the drivers in the di ing room . unbearably hot in there. Staff very pleasant and worked hard. In the sun terraces the doors used to open but not amy more. The outside of the hotel does not have much kerb appeal, the back of the hotel is very unpleasant. All the corridors need a good repaint amd the dining room a good refurb. The whole place needs money spending on it. If shearings can spend thousands on new coaches they need to spend money on their hotels to get them up to standard. We met a Mother amd Daughter duo from Hertfordshire who made our stay more pleasant.Would we return-not sure!

Just returned from 5 day break with my 94 year old mother. Room was good but had to pay a lot extra to get a decent room with a sea view. I have been bringing my mother for 6 years and although the Hotel was full we found it had really gone down. Staff worked hard and waiters were rushing around, but the food portions were much smaller. Also, the weather was in the 30's, and although there were at least 3 air conditioners on the wall in the dining room none were working, so it was unbearable. We rushed eating our dinner so we could get out of there. We also found radiators on, that were red hot, and was told they could not switch them off. There was no air conditioning anywhere in the Hotel. I know they cannot help the hot weather, but the whole of the Hotel was uncomfortable, and considering most of the residents were elderly this was unacceptable. The lift is a disgrace and corridors are in need of decorating. For some reason English Hoteliers let themselves down compared to Hotels abroad. Owners really need to put some of their profits back into the business. We enjoyed our holiday at the Burlington but don't think we will return.

We have just returned from a weeks holiday and had a brilliant time.
Everyone at the hotel were really friendly and helpful.
The food was delicious with a choice each night of several starters, main courses and sweets and the service was very slick with no delays between courses.
I had seen reviews before we went regarding the decor and service and ok it is an old hotel but I found nothing that detracted from it being a really good holiday.

The lack of Sunday night entertainment was very disappointing and we had to go out of the hotel that night which we had not planned to find alternative entertainment as we were not prepared to just sit and drink in the hotel bar all night with no atmosphere.
Also we tried to order toasted sandwiches for lunch at 13.45 and was told by Callum on duty we were too late and yet it clearly stated you could order food up to 2pm. Again we went out of the hotel and between the four of us spent £40 in a very nice local café where the Burlington would have had that money in their till had they had taken our food order.

Revisited the Burlington and used it as a base to visit Festivals in Bexhill and Hastings.
Nice front facing room overlooking the Pier, but as with much of the hotel, very hot.
Food portions seem to be a victim of cost cutting. Only had seven chips with Fish and Chips. (although my wife had nine). Never critical of Bay Hotels as they do offer good value, but cost cutting has to end somewhere, as many guests remarked on the small portions.

This hotel is in a great location on the seafront close to the pier and also to the town centre. We had an upgraded sea view room and my disabled father-in-law had a single at the back. Our room was large and pleasantly decorated with plenty of storage and a large comfy bed. The shower room however was small and would have benefited from more shelving and a towel ring near the hand basin. The toilet flush broke twice during the week and the door only shut with a great deal of effort,however the shower was efficient and the towels were good.the floorboards were terribly creaky but this is often the case in old hotels. The standard of cleanliness was also good.the single room was sadly lacking in storage space but otherwise OK. There was good provision for mobility scooters, and a ramp to get it in and out through the dining room. The reception staff were generally pleasant.The lounge/ bar/ entertainment area were pleasantly decorated but the stairs/ hallways/ doors are badly in need of refurbishment. The food was OK, small portions and over cooked veg but did have some tasty meals and everything was edible. The service however was terrible. Far to few waiters, although they were apparently fully staffed, and totally disorganised. Some of them were quite rude too, but they were obviously overworked. The lifts were tatty and tiny.The entertainment was hit and miss, the female singer one night was so bad we were all laughing. All in all it seems that Shearings are trying too hard to cut costs when it would not take much to make this hotel so much better.
